What work does a VA renovation loan cover?
Repairs and non-structural improvements that make the home safe, sound, and sanitary — roofing, HVAC, plumbing, electrical, flooring, kitchen and bath updates, windows, and accessibility modifications. Major structural work and luxury additions fall outside the program; for those, Ashland can pair VA eligibility with other options.
Is it really 0% down even with renovation costs included?
For eligible Veterans with full entitlement, yes — the combined purchase-plus-renovation amount can be financed at 100%, subject to the as-completed appraised value. The one-time VA funding fee applies (and is waived entirely for Veterans with qualifying service-connected disabilities).
Do all lenders offer VA renovation loans?
No — it's a specialty product, and many shops don't do renovation lending at all. That's worth asking about early. Fairway is a high-volume VA lender and the Lending Lakes team handles renovation files regularly.
